It is in a healthy context that every building project use a precise choice of construction materials. During the process, cautious consideration of the several contextual conditions is vital. This attention is necessary since choosing of the right material is not often determined by a single factor. Therefore, the available data on the building material option must be regularly evaluated in order to make informed decisions and come-up with justifiable building material choices(Sickels 1909). This paper mainly aims to spell the main factors that affect the consideration of the building materials in commercial premise.
According to the research that was collected recently by Architects Association, the following factors were considered as the most important aspects when selecting commercial building materials.
Building Frame Materials
Building frame requires materials that are durable and conquers to the current level of technology. Framing materials include; engineered wood, structural steel or wood. Where smaller and many framing materials are used, this framing is referred to as light framing construction which include balloon, platform and light-steel framing. Heavy_ framing is where the vertical support at fewer and heavy as in pole building framing, steel framing or timber framing. Framing materials could be; formwork flat metal form panels, formwork inner corner forms, formwork square forms, corner angles, form work H20 beam, LVL board, concrete forming pins and hex nut, formwork wedge clump, formwork tensioner, cold rolled formwork tie rod and form work water stopper. The commercial builder should opt for concreate and the most modern forms of iron sheets. With the current proposal to building energy efficient buildings, it is important that the architect/contractor to choose materials that is environmentally friendly. The materials should be easily compatible to the environment, safe for the user and the occupants and provides a general climate friendly environment. In other words, the contractor should consider the environmental impact of the materials that has been chosen(Lippke et al, 15).
Commercial buildings often require a considerable amount of capital in order to be completed. With the current trend of inflation, the architect needs to choose building materials that are economically friendly to the pocket of the client. These materials should be affordable, easily fixed with the local labor to avoid foreign expensive expertise, Energy efficient, in the long run.
Internal WallMaterials
The architect should select materials that enable his architectural works appears reasonable to sense. Infill wall panels, concrete, and light steel walls. Therefore, he should consider the appearance of the material, texture, color, odor and temperature. These materials include the best form of tilling system, the most durable painting system and the most durable electrical system. A proper choice of the factors will ensure that the developed commercial building appeals to many customers thus hastening the economic recovery of the house owner(Sickels 1910).
Partition Materials
The architecture selecting the material should make a clear scan on the materials in order to determine their relevancy in use within the partitions. The choice in this category should take into consideration factors such as technical skills required, maintenance level, durability, and weight or mass of the material. These materials include the most durable forms of glasses, boards and tiles. It is important to select materials that correspond to the functional needs of each floor of the premise.
Finishers Materials
The materials in this category should appeal to the sense of the user, durable and ductile. They may include cement used in plastering, rendering works, floor tiles, cork tiles and quarry tiles. The commercial builder should choose the best gypsum, conies, the most modern lighting system and most efficient form of lift.
In conclusion, Commercial buildings often require relatively large capital in order to be erected. In most circumstances, these buildings are expected to take longer time before they are retrofitted with emerging materials. Furthermore, these floorsare developed to support unique needs of different clients. This conditions in most circumstances force the architects to make varied consideration while selecting the various materials to be used while developing the building(Lippke et al, 18). Therefore, in order to make justifiable decisions, it is important to make a comprehensive approach that will facilitate the process of identification and comparing of the best material option. This quest may require one to draw information from the pre-existing literature before making the practical approach to the matter.
