What was done to identify the tourism potential of the Boynton Beach waterfront?
The tourism potential of the Boynton Beach waterfront was analyzed by utilizing techniques and methods that are common with development of other beachfront properties and locales. This is not limited to Florida but the world. In the article the identified that there were certain substandard housing that was detrimental to the value and quality of the waterfront property.
They sought to redevelop these substandard and often time smaller suburban housing into high rise developments to include mixed-use development. This allowed for not only residents to move in, but also businesses. This means that the owners could potentially rent out these properties for tourists thus improving the economy. Businesses in the area could also potentially attract more tourists and residents alike as they provide more to see and do.
Of course the most important thing that was conducted in order to highlight the tourism potential of the Boynton Beach waterfront was the financial analysis. This enabled urban planners, potential investors, local governments, and businesses see the financial viability of the tourism industry in Boynton. Without a profitable looking financial analysis, organizations and investors would be less likely to invest and business would be less likely to open up shop at the waterfront destination. Furthermore, it included a solid evaluation and return on investment, so entities would be able to see how much money could be estimated that they would get back. This is crucial in attracting investment.
What was the role of the city government in preparing and executing the proposed Master Plan for the waterfront destination?
The city government was crucial in preparing and executing the proposed Master Plan. The master plan intends to develop the area into a major tourist destination. The master plan seeks to provide an increased access to the waterfront by pedestrians. So the city decided to enable more parking, waterfront reactional areas, and walking access to beaches. The city also planned to connect attractions and other tourist interests along the waterfront or close to the water front.
This enables the tourists to walk from one attraction to another without leaving their parking spaces or having to find new parking spaces. This is important because in beachfront properties and locations, parking is usually extremely limited, and if Boynton Beach had limited parking then it would discourage tourists from moving from attraction to attraction thus limiting economic growth.
Lastly the city planned for an increased utility and functionality for service facilities. This is another important factor in creating a tourist and prosperous business atmosphere. Bathrooms and food service are extremely important in tourist’s areas because these are the most sought after locations while spending time at the beach or waterfront. The city planned to building public restrooms that would encourage tourists to use them and therefore spend more at the tourist’s attractions. It also helps the locals as the service workers have access to these services as well.
Furthermore the urban planners and city governments decided to write down and evaluate up to the buildings the type of development. The plans were very well laid out and described in detail what type of building, and its impact on the surrounding area and economy. This was crucial in implementing the master plan as the master plan required development.
This not only helped carry out the master plan but was crucial in the financial analysis as well. A financial analysis is good, but it is without merit if it does not have a clear plan or description of what the proposed buildings and development will be. The urban planners clearly laid out the methodology and the future proposed plans that enabled substandard, and obsolete retail and residential properties to be developed in higher density, and therefore high yield income investments’
What can you learn from this case that can help you manage and implement your event to a successful conclusion?
There are many lessons that can be garnered from this case that can help me manage and implement my event to a successful conclusion. Firstly, the interests of my event must meld. In the case of Boynton Beach, the interests of the public, and locals had to be in line with the private entrepreneurship spirit. The locals had to benefit from the investment or the venture would fail.
Secondly, there must be a structural or organizational support to my event. In the case, the city government was very helpful in boosting tourism. This could have been opposite of the government decided to hinder and place high taxes or restrictions on investment. For my event I must have the blessing of whatever authority or organization has control over my event. Lastly, diversity, is key. IN the case, the retail mix was diverse and enabled good planning for future contingencies. This means that if certain types of attractions and retail fails, there are others available to take up the slack. Diversification in my event will help mitigate future problems while providing for a more effective event.
